On September 15 and 16, 2015 Guangdong Province Culture Industry Training was held in Foshan. Shi Junling, deputy inspector from Culture Industry Department of Ministry of Culture, and Fang Jianhong, chief of Culture Department of Guangdong Province attended the activity. Related personnel from Culture Department of Guangzhou, Shezhen, Zhongshan, Meizhou, Yunfu and representatives of Guangdong Culture Promotion Association, Guangdong Association of Performing Art, Canton Animation Comic Association, Guangdong Game Industry Association and companies from the Sixth National Culture Industry Bases joined the activity. The awarding ceremony of the Sixth National Culture Industry Demonstrative Bases was held at the training class.

As the only national culture industry demonstrative park operation company that invited to a theme speech, Shenzhen Sphinx Cultural Industry Group attended the activity. Background: It’s my honor today to share this with you. It’s a big topic. By some means, the so-called “Mode” of China Creative Industry Park does not exist at all, because where we are is a “ruleless” field that “comes from nothing”. It’s an industry just like flower blooming in spring.

If we have to find a mode, I can only share our 10 years’ experience accumulated by 11 creative park projects with you for reference.

Body: We fully experienced the 1st decade (1999-2009) of culture&creative parks. now we are going through the 2nd decade. We summarize it as: starting from integration (Mode 1.0), to value-added service (2.0), to O2O joint service.

For example, Beijing 798 may be familiar to us,which is the first generation.

When the urban land is not in short, 798 Art Zoon is a “survival space” for artists given by government by mercy. Artists brought life to this area. When 798 Art Zone warmed up, land agents came. 798 is caught into the dispute of house demolition. In this first generation park, whoever can afford the rent will be the tenant, which leads to 798 become a melting pot with few creative companies.

So in 2006, when we got into our 1st creative industry park --- Shenzhen “City of Design” Creative Design Industrial Estate, we proposed “Sublessor+ Middleman” Mode on the base of our predecessors, namely of “Basic Service+Value-Added Service”. Park operator and tenant earn money together by 6 value-added services, which differentiates Mode 1.0 from Mode 2.0. Sphinx converted the traditional factory house to this “Mode 2.0” industry park in 2006. At present, more than 260 companies settled in, mostly specialized in industrial design. 60% of them are first class design companies like LKK.

Mode 3.0 comes from two of our typical service cases. The first one is the cooperation with Xiao Mi. As we know that, Xiao Mi insists a 100% online E-commercial strategy with no offline shop. Therefore, their demand on creative design is high quality user experience, emphasizing “pretty”, “responsive”, and “wilful”. The second case is a car air cleaner we produced. By using APP, you can refresh your car remotely. It gained the first place on Alibaba crowd funding platform with 2.1 million yuan investment. Internet brings revolution to the development and marketing of company products.The two cases remind us not to avoid the powerful platform built on internet. We should no longer sniff at the E-commercial new market. So when we built the 8th creative industry park, Mode 3.0 the “O2O Joint Service” mode is raised. Creative Harbor is more than 300,000 square meters in area. For Sphinx, the upgrading and innovation of operation mode are the major differences.


Another major spirit of Mode 3.0 is to shrink physical space and maximize service radius. In this system, the industry park doesn’t have to be large in scale. The capability of building and operating online park matters. In other word, the value-added services of Mode 2.0 are moved from offline to online, expanding the physical room to unlimited space.

However, we also encounter troubles during the operation. For example, at the beginning, we want to fully rely on online park, result in realizing that internet is only a tool transferring offline to online. It should not be called “Internet+”, but ”Park+”, “Mode+”, ”Content+”. Without offline services, even with pretty interface and excellent user experience, the website is nothing but a hollow shell. The premise of innovation is solid offline job.

 I’d like to mention the concept that vice premier Ma Kai puts forward when inspecting our headquarters. He asked if we could build Mode 4.0 industry park to cater Industry 4.0. We answered there was no problem for a slogan, but if it was just for a label, it would be not necessary at all. The achievement we reach on Mode 3.0 decides whether we can success on internet. We should “walk on road and fly low”.
